Ask for a Bento brochure and you will be sent one of two very different things: the developer's own creative kit, which exists today and which our desk can forward, or a RERA-filed project brochure, which cannot exist until the project is registered. Is there a Gaur Bento brochure PDF you can download?
No — and we would rather explain why than park a stale file here
There is no brochure PDF on this site to download, and we have not built one. Two reasons, both practical. First, at pre-registration stage a developer's kit is revised as the project develops — a file parked on a third-party page is stale the day after it is uploaded, and a buyer holding last month's version is worse off than a buyer holding none. Second, the document that carries real weight — a brochure filed as part of a project's RERA registration — does not exist for Bento yet, and building a download page that blurs the two would be the exact confusion this page is written to remove.
What our desk can do is send you the version of the developer's kit in circulation now, on WhatsApp, together with the things the kit does not cover: the register position, the refundable Expression of Interest terms, and what to insist on in a receipt.
What does the developer's kit actually say?
Seven headline lines, quoted below exactly as the kit prints them — capitalisation, spacing and all. Every one is tagged developer-stated: the developer's own claim in its own words, relayed by our desk, not a figure checked against any public record. Nothing in this table has been rounded, converted or re-worded by us.

A creative kit, written by the developer
A set of presentation pages carrying the project's headline claims, its imagery and its positioning. The developer writes it, revises it at will, and nothing in it is filed with any authority. It is genuinely useful for understanding what a project intends to be — and it is not evidence of anything.
A brochure inside a registration
Once a project registers, the disclosures a promoter files sit on the authority's own portal against a registration number anyone can look up. That is the version a buyer can hold a promoter to. Bento has the kit and not yet the filed set — which is the single most useful thing to know before you read either.
What would a RERA-filed brochure add that the kit cannot?
Four things, none of which a marketing document can supply
- A registration number attached to the claims. Every figure filed under a registration is tied to a number you can search on the authority's portal. A kit line stands on the developer's word alone.
- Carpet area, defined and disclosed. Registration brings a measured, defined carpet-area disclosure for the units in the project. A size range printed in a kit is a marketing range; it is not that.
- A dated, public record. Filed material carries a date and sits where anyone can read it, so a buyer and a broker are looking at the same document. A kit forwarded through five WhatsApp hops has no version and no date at all.
- A project account for money. Registration is also what brings the designated project bank account into existence. That is why our desk takes only a fully refundable Expression of Interest at this stage — there is no registered project account for anything to sit in. None of this is a criticism of the kit. A creative kit is doing the job it is meant to do. The mistake is treating it as though it were doing the other job.
How do you tell which of the two you have been sent?
Five checks, about a minute
- Look for a registration number printed on the document itself. Filed material carries one. If a number does appear on something sent to you as a Bento brochure, search it at up-rera.in and read the project name that comes back — three numbers circulate attached to the Bento name and each belongs to a different Gaursons building.
- Look for a date or a version. A kit forwarded onward usually has neither. If you cannot tell when a document was issued, you cannot tell what it has superseded.
- Check whether carpet area is stated, or only a size range. A range like the kit's “650 - 675 Sq. Ft. Onwards” is a marketing range. A defined carpet-area figure is a different kind of statement altogether.
- Check who is publishing it. A listing site's rebuilt “e-brochure” typically fuses the developer's kit with figures the site has added itself. That is where mismatched registration numbers usually enter.
- Compare it against the seven lines quoted above. If a document sent to you as the Bento brochure carries claims the developer's own kit does not, ask whoever sent it where those came from — in writing.
Why is there no RERA-filed Bento brochure yet?
Because the registration that would produce one has not issued

Three registration numbers nevertheless circulate attached to the Bento name — UPRERAPRJ342117, registered as Master Plan Commercial - Gaur Yamuna City; UPRERAPRJ351477, registered as Gaurs Runway Suites - Master Plan Commercial (Gaur Yamuna City); and UPRERAPRJ622344/11/2025, registered as GAUR CHRYSALIS (PHASE 1). Each is a valid, live Gaursons registration for a different building. Storey counts, tower counts and clubhouse areas become checkable only when a registration publishes them.
Is the Gaur Bento brochure RERA-approved?
No. There is no RERA-filed brochure for Gaurs Studio Bento, because the registration that would make one possible has not issued — no Bento-specific project registration was found as at our desk's UP-RERA portal check of 21 August 2026 and our register mirror read of 29 July 2026. Anything circulating as a “RERA brochure” for Bento is the developer's creative kit, a portal's rewrite of it, or a broker's copy. No unit-by-unit floor-plan document has been published for Gaurs Studio Bento at its current pre-registration stage, and none is hosted here. The kit states the unit size as “650 - 675 Sq. Ft. Onwards” — developer-stated. A carpet-area figure you can hold anyone to arrives with registration, not with a brochure, so confirm your specific unit's exact carpet area in writing before relying on any number.
Is the price shown in a Gaur Bento brochure final? (Brochure ka price final hai?)
Treat it as indicative. A price printed in a creative kit is developer-stated marketing, revisable without notice, and it is not the same thing as a price disclosed inside a registration. What is the difference between a developer's kit and a RERA-filed brochure?
A developer's kit is a marketing document: the developer writes it, revises it at will, and nothing in it is filed with anybody. A RERA-filed brochure sits inside a project's registration on the authority's own portal — it carries the registration number, it is dated, it is public, and it is the version a buyer can hold the promoter to. The kit tells you what a project intends to be; the filed document is what has been declared on the record. Bento has the first and not yet the second.
Is the Gaur Bento e-brochure on listing sites the same as the developer's kit?
Often not, and that is exactly the risk. Portal listing pages and broker sites routinely rebuild an “e-brochure” out of the developer's kit plus figures of their own, then publish it under the project's name — which is how three unrelated registration numbers ended up attached to Bento. Compare anything you are sent against the kit lines quoted on this page, and verify any registration number yourself at up-rera.in before relying on it.
