What an EOI is — and isn't
An Expression of Interest (EOI) is a refundable, no-obligation way of registering your interest with the developer's channel-partner desk. Submitting one does not book a unit, does not fix a price, and does not create any contractual commitment. It simply puts your name on the list to be informed as the project's RERA registration, pricing and floor-availability firm up.
We never solicit bookings or sales at this stage — that would be premature, and unlawful, before RERA registration exists. The EOI mechanism is deliberately limited to this: interest, refundable, nothing more.
An EOI doesn't lock you into the developer's payment structure either — read the "First Flight" payment-plan ledger before you submit one, so you know what a later booking would actually commit you to.
What "pre-RERA stage" means here

Three UP-RERA numbers circulate on marketing sites claiming to cover Gaurs Studio Bento. Each one, independently checked, traces to a sibling Gaurs project, not Bento:
- UPRERAPRJ351477 traces to Gaurs Runway Suites, not Bento.
- UPRERAPRJ622344 traces to Gaur Chrysalis, not Bento.
- A third variant number also circulates and is similarly misattributed to a sibling filing.
Until a Bento-specific registration appears on up-rera.in, treat every RERA claim on any Bento marketing site — including numbers, including ours if we ever slip — as unverified. The EOI stays refundable precisely because of this stage. Once a real Bento project number is confirmed, we will publish it here with a direct link to the portal record.
Withdrawal rights
You can withdraw. It's refundable.
Because the EOI carries no obligation, you may withdraw it at any point before it converts into a formal booking. Ask our desk for:
- The exact process to submit a withdrawal request (in writing, to whom, by what channel).
- The stated refund timeline once withdrawal is requested.
- Written confirmation of the refund once it is processed — don't rely on a verbal assurance.

Never pay an individual
Do not pay any EOI or booking-related amount to an individual — not to a broker, agent, or sales representative personally, however trustworthy they seem. Legitimate payment routes go only through the channel named in your own registered documentation, typically the developer's own designated collection account or escrow, with a proper receipt issued in your name.
If a payment request doesn't match what's written in your documentation — or if anyone asks you to pay into a personal bank account, wallet, or an unnamed intermediary — stop and verify with our desk in writing before proceeding.
