The three numbers circulating for it resolve to three other Gaursons registrations. That read was made against a register mirror last refreshed 29 July 2026.

Because no registration exists, no completion date has been declared for Bento — and a declared completion date is the only kind of possession date the law attaches consequences to. Anyone who gives you a Bento possession year today is giving you an expectation, not a commitment. That is not a small distinction. It is the whole distinction.

What is a declared completion date, and why does it matter?

When a project registers, the promoter declares a completion date as part of the registration itself. From that moment the date sits on a public record, tied to a registration number anyone can look up, and it becomes the reference point for the obligations the framework places on the promoter.   • It is published. The declared completion date appears on the project's own page on the authority's portal, beside its registration number.
  • It is dated. You can see when the project registered, and what was declared at that point.
  • You can check it yourself. You do not need our word for it, or a broker's — the record is public at up-rera.in.
  • It is durable. If the date is ever revised, the revision goes on the same public record — see the next section.

Can a declared completion date change?

Yes — and when it does, the register shows both dates

Extension is a normal, lawful part of the framework, and the register's job is to make it visible. When a declared completion date is revised, the revision is recorded against the same registration number, so a buyer who looks that number up reads the originally declared date and the current one together.

  • The original stays visible. A revision does not erase the date declared at registration.
  • The change travels with the number. Anyone holding the registration number can read the current position at up-rera.in.
  • Nothing depends on our telling you. The record is public, which is the whole point of it being a record.

We set this out for one reason, and it is not a criticism of anyone: a registered date is a tracked date. That visibility is what registration buys you — and it is precisely what a pre-registration date cannot offer, because there is no record for it to sit on.

So what is a Bento possession date you are shown today actually worth?

It is worth what the person quoting it can be held to, which at this stage is nothing that appears on a public record. Three things are missing at once:

Two of those rows settle the question on their own. UPRERAPRJ342117 is a township-level commercial filing at Gaur Yamuna City — the register's own name for it is "Master Plan Commercial - Gaur Yamuna City" — so it is not a studio tower, and a possession date read off it would not be a studio's date under any reading. UPRERAPRJ622344/11/2025 is recorded at Plot No. GH-12, Sector 22D, YEIDA — a different sector from Bento's Sector 19.

All three are validly registered Gaursons projects with their own records, their own promoters and their own declared dates. Nothing about them is in question here. The only error is one of attachment — a pre-registration codename has been paired, on listing pages, with registrations that belong to other buildings. Searching all 966 rows of the register mirror, no row carries the name Bento at all.
