What Gaurs has already delivered on the Yamuna Expressway.
Sector 22D isn't Gaurs' first move on this stretch of the expressway — it follows an existing, larger township a few kilometres up the road.
Gaursons India Ltd.
Founded by MD Manoj Gaur; CRISIL A-/A2+ rated (March 2025); a CREDAI member developer, per the company's own disclosures.
Gaur Yamuna City
A 250-acre integrated township already standing on this same corridor, master-planned by RSP Singapore; its "16th Parkview" phase (~3,000 flats) is possession-ready under RERA UPRERAPRJ6801.
Gaur City & Gaur NYC
Gaur City (Greater Noida West) houses an estimated ~25,000 families (per developer); Gaur NYC reportedly sold out ~₹3,100 Cr of inventory in 2.5 days (per developer) — cited here only as the promoter's own claimed track record, not independently audited.
Gaur Yamuna City is a separate, older Gaurs development — not the same project as Chrysalis / Gaur Plume at Sector 22D. Treat each Gaurs project on this corridor as independently RERA-verifiable. Last updated: July 2026
From Chrysalis to Plume — Phase 1 into Phase 2.
Two chapters, one address. Here's what's on record for each, kept strictly separate so nothing gets blended into a false single price or spec sheet.
Gaurs acquired a roughly 12-acre parcel in YEIDA Sector 22D in August 2025 and launched Chrysalis, Phase 1, on 7 November 2025 — about 950 units across a saleable area of roughly 20 lakh sq ft, at a launch BSP of ₹8,000/sq.ft with entry tickets from ₹1.9 Cr, targeting an estimated ₹2,000 Cr in Phase-1 revenue against a reported ~₹1,400 Cr project investment. The project carries RERA registration UPRERAPRJ622344/11/2025, granted 4 November 2025. That registration covers 7 of an originally planned 9 towers for this phase — the remaining 2 were earmarked for a separate registration, a filing detail distinct from the Phase-2 tower count below. The active opportunity on this address today is Phase 2 — marketed as Gaur Plume (Codename Plume) and also as Gaur Chrysalis 2.0 — a peacock-themed development planned over approximately 11.8 acres with 8 towers, offering 3 BHK (~1,600 sq ft) and 4 BHK (~2,000 sq ft) residences (approx., saleable) around an ~85,000 sq ft clubhouse with 75+ amenities (per brochure). Indicative pre-launch BSP is ₹8,499/sq.ft*, expected to move to ₹12,000/sq.ft* at launch. RERA registration for Phase 2 is being obtained separately — it does not carry over Phase 1's UPRERAPRJ622344/11/2025 number, and no project number has been issued for it yet. Is Gaur Plume the same project as Gaur Chrysalis?
They're two different phases of the same Sector 22D address, not the same project. Chrysalis (Phase 1) is RERA-registered (UPRERAPRJ622344/11/2025) and sold out; Gaur Plume / Chrysalis 2.0 (Phase 2) is a separate pre-launch phase with its own RERA registration being obtained — it does not inherit Phase 1's number. Verify both at up-rera.in.
Is the Noida International Airport actually operational?
Yes, but only Phase 1: commercial flights began 15 June 2026 on a single runway (3,900 m) and one terminal (about 101,590 sq m), rated for 12 million passengers a year. A bigger, 30-million-passenger Phase 2 (₹5,983 Cr) isn't due until FY31–FY32, and the airport itself already slipped roughly four years past its original 2022 target — worth remembering before treating any other "upcoming" corridor date as fixed.
Is there a metro or RRTS to Sector 22D yet?
No — the Ghaziabad–Jewar RRTS is still being redesigned, not built. The Centre returned the original ₹20,637 Cr, 72 km, 22-station alignment in December 2025 and ordered NCRTC to prepare a revised route via Pari Chowk and Ecotech-6; the original 2030 completion target is on hold, so plan on road access via the Yamuna Expressway for now.
