Which Yamuna Expressway Project Can You Actually Book? (July 2026)

Sector 22D and the surrounding Yamuna Expressway corridor have five or six project names floating around any given buyer conversation — and most buyers can't tell which ones they can actually put money down on today. This page answers that directly, project by project, with what's RERA-registered, what's EOI-only, and exactly how to verify each claim yourself.

Before any narrative, here is the direct status of every project we get asked about on this corridor, as of July 2026. "Can you book today" means: is there a RERA-registered project escrow account and an Agreement for Sale on offer right now, or only an expression of interest?

A note on ACE Parkway 2.0. It comes up in buyer conversations because the "ACE" name overlaps with ACE Terra and ACE Verde on this corridor, but it is a genuinely different project in a genuinely different location — Sector 150, Noida, not Sector 22D or the Yamuna Expressway. If your interest is specifically this corridor, ACE Parkway 2.0 is not relevant to your decision; we mention it only to prevent that mix-up.

What "bookable today" actually means

Under RERA, a developer can only accept booking money — and issue a valid Agreement for Sale — once the project is registered with the state RERA authority and a dedicated project escrow account exists to receive that money into. Before registration, any amount collected as a "booking" sits outside that legal protection. That's the practical difference this page is built around: a RERA-registered project can legally take a booking amount (up to the Section-13 statutory cap of 10% of BSP before a formal Agreement for Sale) into an escrow account; a pre-launch project without registration cannot — at most, it can take a free, refundable expression of interest with no payment collected.

This distinction is not a technicality. It is the difference between money sitting in a regulated escrow account with a legal paper trail, and an informal expression of interest that carries no such protection because none is legally possible yet.

Eldeco Echoes of Eden — the corridor's registered option today

Eldeco Echoes of Eden, by Eldeco Group, sits in the same Sector 22D micro-market and is, as of July 2026, the project on this corridor with a live RERA registration and an open direct-booking window. Its RERA number is UPRERAPRJ125342/02/2026, verifiable on up-rera.in.

Three towers make up the project — Haven, Elysian and Caelum, each 32 storeys — but Haven and Elysian are fully booked; current availability is in the Caelum tower only. The 2 BHK configuration is sold out project-wide; entry today is a 3 BHK + 2T of approximately 1,550 sq.ft, from roughly ₹1.44 Cr at the current BSP of ₹9,300/sq.ft — up from a launch-era rate of ₹8,999/sq.ft. All-in cost, once GST, stamp duty, registration and charges (IBMS, PLC, parking, club) are added, typically works out to roughly ₹11,000/sq.ft indicative — a full itemised cost sheet is available on request. The stated possession target on the RERA filing is January 2031.

Booking here is direct — there is no separate EOI step — capped at 10% of BSP under the Section-13 statutory limit, and refundable per RERA rules. Gaur Chrysalis Phase 1 vs Gaur Chrysalis 2.0 / Gaur Plume — don't confuse them

These are two separate, separately registered projects by the same developer, and the naming causes genuine confusion.

Gaur Chrysalis (Phase 1) is already RERA-registered — UPRERAPRJ622344/11/2025, granted 4 November 2025 — and is reported sold out by the developer. If you are being shown "Chrysalis" inventory today, ask explicitly which phase it refers to.

Gaur Chrysalis 2.0, also marketed as Gaur Plume — the project this site covers — is a newer, pre-launch phase. Its RERA registration is being obtained; no project number has been issued as of July 2026. Only a free, refundable Expression of Interest is open; no payment is collected and no unit is reserved. The current indicative pre-launch BSP is ₹8,499/sq.ft*, expected to rise to an indicative ₹12,000/sq.ft* at formal launch. Neither figure is contractual until a registered Agreement for Sale exists. ACE Terra, ACE Verde and ACE Parkway 2.0 — three different ACE Group things

ACE Terra and other ACE Group phases sometimes referenced as ACE Verde are active on this same Yamuna Expressway corridor and reported RERA-registered. We are not the channel partner for either, and have not independently verified their current live inventory, exact pricing or booking mechanics — search each project name directly on up-rera.in and confirm current status with ACE Group or their authorised channel partner before proceeding.

ACE Parkway 2.0 is a different matter entirely: it is a separate ACE Group pre-launch project at Sector 150, Noida — not on the Yamuna Expressway, not in Sector 22D, and not part of this corridor at all. Its RERA registration is reported as applied for (pre-launch), and only a refundable Expression of Interest is currently open there too. We flag it here purely to stop the name-overlap confusion with ACE Terra/Verde — if your search is specifically for this corridor, ACE Parkway 2.0 does not apply.

How to verify any of this yourself

  1. Go to up-rera.in — the official Uttar Pradesh RERA portal.
  2. Use the registered-projects search and enter the exact project name (e.g. "Eldeco Echoes of Eden", "Gaur Chrysalis").
  3. A live registration number confirms the project is legally registered and has a project escrow account. No listing means no registration exists yet — regardless of what a sales pitch or advertisement implies.
  4. For a registered project, the RERA filing also shows the stated possession date and the promoter's disclosed details — cross-check these against whatever you've been told.
  5. For any pre-launch project (including Gaur Chrysalis 2.0), confirm you are being offered an expression of interest, not a booking, and that no payment beyond a token amount collected under proper legal structure is being requested.
